What's the soonest I can view a property? 
In most cases, that's up to you!  Once you contact our Scheduling Dept. and have selected a unit(s) to see, you will be asked about your availability.  Our showing times are generally from Mon-Sat, 10AM-5PM.  If we have an agent available during the timeframe that you select, you will be scheduled to see the unit(s) at your request.

I rented from Kaz Management before.  Can I use the same application, paystubs and fee that I submitted before? 
Probably not!  We are pleased to work with returning tenants, but more than likely, it was over a year ago when we last saw you.  Your application and fee are only good for 60 days from the application date.  Besides, many things and conditions change in a year's time, so we need to have the most current information (i.e., paystubs, address, credit report, etc.) to send to your prospective new owner.

Can you email me a list of your properties?
Unfortunately not. However, you can learn more about our list of properties that you qualify for in one of two ways: 1) Contact our Scheduling Dept. at 877-706-7863 and speak with a representative who will be happy to go over the available units; or 2) email us at homes@kazmanagementinc.com a partial listing. It is impossible to list every available unit, so to get the most current list we encourage you to contact our office.

Do you have photos of your properties? 
Yes!  We have photos and virtual tours of many of our properties. 

Do you have any properties that do not ask for security deposits? 
Yes, there are some.  Owners will sometimes run specials where they do not charge a security deposit or will charge a non-refundable move-in fee instead. 

Why do you say your service is FREE if I have to pay an application fee when I go see an apartment? 
It costs you nothing to see as many apartments as you'd like.  Once you select an apartment you want to apply for, you must pay the application fee so that your credit and background reports can be ordered. 

Will my husband and I have to pay an application fee? 
Any additional person who wants or needs to be on the lease with you is considered at co-applicant.  Co-applicants must also complete an application and pay an application fee.  The application fee for one person is $40, and $80 for two.

Do you do credit checks?
Yes - for every applicant!  Credit reports are used as one of a handful of criteria to determine your ability to pay your bills (incl. rent) at all and on time.

I have my own credit report.  Can I submit that?  
We contract with owners and landlords who expect us to provide them with a current credit report that is processed from an authorized screening agency.  Credit reports provided to consumers do not include all of the pertinent credit, background and rental history that an authorized screening agency can provide.  In addition, consumer credit reports can be altered. So unfortunately not! 

What are you looking for on my credit report? 
In the prescreening process, We review the credit report to make sure there are no evictions, no criminal activity (i.e., felonies) and no fraudulent identify alerts.  Owners also look at the credit report, but use it as one of many things to determine an applicant's worthiness. If there are outstanding utility bills or rental-related judgments, your chances of being approved are minimal.  If most of your debt is in collections, an owner will assume that you just don't pay your bills and will probably not consider your application unless you provide a letter of explanation outlining extenuating circumstances regarding the collection accounts.

How soon after I'm approved can I move into my new home?
How soon you can move into your new apartment or home depends on a few things:  when you pay your 1st month's rent and security deposit, and what repairs, if any, are needed before you can move in.  Once you are approved, market tenants must pay the 1st month's rent to take the unit off the market (Sec. 8 tenants pay the security deposit or move-in fee).  The security deposit is paid when you are ready to move in and is collected at the time of lease signing.  Owners will start repairs and finalize the unit for move-in only after the 1st month's rent is paid.  Therefore, the sooner you pay your deposits, the faster you can move into your new home or apartment.

If I have a Section 8 Voucher, why do I have to pay a deposit? 
In order to hold the apartment during the Sec. 8 process, you must secure it with a $500 payment towards your 1st Month's Rent.  During this process, no one else can apply for or be shown the apartment.  If the unit has a move-in fee, the entire amount of the move-in fee must be paid to hold the unit.  Once the unit passes inspection and your portion is determined you can request that the owner apply your 1st month's rent payment to your Security Deposit. 

Why do you have to have my Moving Papers to apply for an apartment? 
At the time the owner receives your application, he/she is notified that your Moving Papers have been issued and are ready for processing once you are approved.  Upon approval and after payment of your security deposit, the owner comes immediately to fill out, sign and take your Moving Papers to the CHAC office for processing.  If we do not have your Papers at the time of approval, the owner may opt not to wait for your Papers and select an applicant who has all of their paperwork in as required.
